Frequently asked questions

Everything you need to know about kommu.
What is kommu?
kommu is a home-sharing network where you can book stays, swap homes, and find sitters — all through people you trust.

You build your network by connecting with people you know, joining groups, and discovering shared connections. The more people in your network, the more stays open up.

One subscription covers everything. No booking fees, no service charges.
How does it work?
There are three types of stays on kommu:

Paid stays: Book a place from someone in your network or on the explore map. The host sets a nightly rate and cleaning fee, and gets paid directly.

Home swaps: Trade homes with someone else. No money changes hands.

House and pet sitting: Find a sitter from your network, or sit for someone while they travel. To book, you send a stay proposal with your dates and the type of stay. The host can accept, counter with different terms, or decline.

Once you both agree, the booking is confirmed.
How much does it cost?
kommu is a subscription. One price, no booking fees, no service charges.

Monthly: $37/month.

Quarterly: $87/quarter.

Annual: $297/year.

Hosts get paid directly. kommu doesn’t take a cut of any stay.
How do payments work between hosts and guests?
For swaps and pet-sitting, no payment is required unless a host lists a cleaning fee.
What happens if something gets damaged?
Every confirmed stay includes up to $100,000 in damage protection. It’s built in. Nothing extra to buy.

Guests are automatically screened when a booking is confirmed. Hosts can see the screening result before the stay happens.
How do I get started?
Download kommu from the App Store and sign up with your phone number. Connect with people you know by linking your contacts or sharing your profile link. Browse homes in your network, or list your own place.

A web version is also available at portal.gokommu.com

How is this different from short-term rental platforms?
kommu isn't a rental marketplace. We don't facilitate for-profit hosting, and you can only list your primary residence. There are no  investment properties, no multi-listing hosts, and no landlord-guest dynamic.

Most rental platforms charge double-digit service fees on both sides of every booking. kommu doesn't take a cut of any stay. Your subscription covers access to the full network. The only additional cost on a paid stay is standard payment processing.

Hosts on kommu set a cost recovery amount to cover their expenses while they're away. The goal is to make sharing affordable, not to turn homes into businesses.
How is kommu different from other home-sharing platforms?
kommu connects you to all the stays and people available to you in one place. You can book a paid stay, swap homes, or find a sitter — all  through one network and one subscription.

Most platforms lock you into one way of sharing. On kommu, you decide the terms for every stay. Set a nightly rate for one trip, offer a free swap for another, or open your place to a sitter while you travel. You choose when your home is available, what type of stay you want  to offer, and how much (if anything) it costs.

The more people you connect with, the more stays open up. Your network grows through people you already know, through groups and communities, and through shared connections across the platform.
Every guest goes through identity verification and screening when a booking is confirmed. Every stay includes up to $100K in damage protection.
Is my home safe if I share it?
When a guest proposes a stay, they go through identity verification and are automatically screened. You see the result before the stay happens.Your address is never visible on your profile. It’s only shared after you confirm a booking.Every stay includes up to $100,000 in damage protection.
Do I have to list my place?
No. You can use kommu to find stays, connect with people, sit for someone, or just browse what’s out there.

Listing is optional. If you do list, you control everything: when it’s available, who can see it, and what it costs.
Why does kommu check my contacts?
To help you find people you already know.

When you link your contacts, kommu checks for existing users by phone number so you can connect with them. Your contact list is not stored. It’s used once to find matches, then discarded.
